Downtown apartments construction set
Sunseri Construction is ready to begin building a 44-unit affordable housing project at the northeast edge of Reno’s downtown.
Known as Juniper Village Apartments, the project is a development of the nonprofit Northern Nevada Community Housing Resource Board.
The complex will be built on a one-acre parcel at the corner of 5th Street and Morrill Avenue, a block east of Wells Avenue.
Designed by Cathexes, an architectural firm in Reno, the apartment complex will include a rooftop photovoltaic system that will generate about 15 percent of its electric needs. Highly efficient heating and cooling systems, Energy Star-rated appliances and upgraded insulation also will reduce energy use.
Matthew Fleming, executive director of the Northern Nevada Community Housing Resource Board, noted that the project also is near public transportation routes along Fourth Street.
It will include 17 one-bedroom, one-bath units and 27 two-bedroom, one-bath units. Nine will be set aside as special-needs housing, and on-site services will be provided to clients of The Ridge House, which provides support for former prisoners re-entering society.
The property will serve households with incomes below 40 percent of the area’s median income. That translates into a maximum income of $25,840 for a family of four.
Sunseri Construction, the general contractor on the project, is a specialist in affordable and senior housing. It operates from offices in Reno and Chico, Calif.
Funding for the project was provided by the Washoe County HOME Consortium, Nevada Housing Division, Raymond James Tax Credit Funds, Wells Fargo, Idaho-Nevada CDFI and NVEnergy Renewable Energy program.
A formal groundbreaking is set for 10 a.m. June 5.
The $625,000 deal included a low-interest SBA 504 loan facilitated by Nevada State Development Corp., the state’s largest SBA 504 loan provider. City National Bank partnered in the financing package.
